The Skinner Building, constructed in 1926, is an eight-story mixed-use office and retail building. It houses the 5th Avenue Theater as a major tenant. The building’s facade is sandstone with wood windows and a red mission tile roof.
Evolution was brought into the project well after it began. The owner initially worked directly with the contractor without involving a third party for oversight. The project team thought the scope of work (clean and seal) was simple and third-party oversight was unnecessary. However, as the project progressed, and what we have consistently seen when a façade project involves a large part of the exterior, the repairs identified more than doubled and the project expanded. This experience highlights the importance of starting with an inspection by a qualified third party specializing in restoration.

The contractor used specialized cementitious patching compounds to match the color and density of the existing sandstone to restore integrity. Evolution performed pre-inspection and testing during each drop location and mapped and quantified every repair throughout the rest of the project. After the repair materials were fully cured, we provided additional testing to verify the finished properties. The project was completed with accurate scopes of repair and high-quality installations making passersby safe again.
Thanks to our building inspection to verify quantities and contractor-recommended repairs, we determined that one of the proposed large-scale repairs was unnecessary and could eliminated. The team was then able to focus on the remaining scope of repair.
